Winter Floor Care for Commercial Lobbies

Is Your Lobby Ready for Winter? A Guide to Winter Floor Care for Stone, Terrazzo and Carpet

Protect stone, terrazzo and carpet before salt season starts.

Winter floor care for commercial lobbies should start in October, before ice melt and salt get tracked inside. A pre-winter plan includes deep cleaning and protecting entrance carpet, inspecting and restoring stone, terrazzo and coated floors while damage is still reversible, and extending entrance matting to stop salt at the door. Prevention costs far less than restoring floors in spring.

SOLID Surface Care, a national commercial facility surface care company founded in 1996, has spent 30 years helping facilities protect the surfaces people see first. Here’s what we tell clients every fall.

Why is winter so hard on commercial lobby floors?

Ice melt doesn’t stay outside. Every person who walks through your doors carries salt and chemical residue onto your floors, and the lobby takes the worst of it.

  • Natural stone and terrazzo: Ice melt residue can etch and dull the surface, and grit acts like sandpaper underfoot.
  • High-performance coatings: Salt residue clouds the finish and wears down protective layers faster.
  • Entrance carpet: Fibers absorb salt deep below the surface, where daily vacuuming can’t reach it. Left alone, it stiffens fibers and causes white staining.
  • Daily mopping: Standard mopping often spreads salt residue around instead of removing it, leaving a hazy film.

When should facilities start winter floor care?

October. Most facilities are still running summer floor programs when the first snow hits. That’s the gap. Starting winter floor care before salt season means you’re protecting a clean, sealed surface instead of chasing damage all winter.

What should a pre-winter floor maintenance plan include?

  1. Deep carpet cleaning and protection at entrances. Remove fall soil and apply protection so salt has less to grab onto.
  2. Stone, terrazzo and coating inspection and restoration. Catch etching, dull spots and worn sealer now, while they’re still reversible, and reseal before traffic gets heavy.
  3. Extended entrance matting. Most salt and grit is caught in the first 15 feet inside the door, so longer matting means less residue reaching your finished floors.

Does specialized surface care replace my janitorial team?

No. Specialized restoration and maintenance supplements your existing janitorial program. SOLID handles the deep cleaning, restoration and protection, so your team has a protected surface to maintain all season.

Which facilities need winter floor care most?

Any building with heavy foot traffic and a cold-weather entrance, especially:

  • Hospitality: Hotel lobbies set the guest’s first impression.
  • Healthcare and senior living: Salt residue creates slip risk and appearance issues for residents and families.
  • Education: Student centers and residence halls see high-volume entrance traffic.
  • Corporate and property management: Class A lobbies, where finishes are part of the lease value.

Winter Floor Care FAQ

What does ice melt do to terrazzo floors?
Ice melt residue and tracked-in grit can dull and etch terrazzo, especially near entrances. Protecting and sealing the floor before winter reduces damage.

Can salt stains be removed from commercial carpet?
Usually, yes, if treated early. Salt sits deep in carpet fibers, so it needs professional hot water extraction with the right chemistry, not just vacuuming.

How often should lobby floors be cleaned in winter?
Your janitorial team should clean daily. Specialized deep cleaning and restoration should happen before winter, then again mid-season or in early spring, depending on traffic and climate.

How far should entrance matting extend?
Matting should cover the first 15 feet inside the entrance, where most salt and grit is captured.

Does SOLID Surface Care work nationwide?
Yes. SOLID Surface Care is a national commercial facility surface care company founded in 1996, with 40+ offices and 500+ company-employed technicians. We don’t use subcontractors.
